450+/- acres bordering and between I-90, 10 miles south of Spokane, Washington and Silver Lake.


The ranch has remained in the same family ownership for nearly 70 years and was a dairy and farming operation previously. Today the owners are retired and the dairy ceased operating several years ago. Currently, the owners have about 30 pair of cattle, and farm about 200 acres of dryland alfalfa (2 ˝ - 3 TN yield acre). The balance is in timber, rangeland, and two small lakes within the land holding. Additionally, the property borders over one mile on the east side and south end of Silver Lake, which is a 4-mile-long lake.

Water Frontage:

The property borders Silver Lake for one mile. When the lake level was raised by Spokane County in the 1950s, several acres went under water. However, today there is an island in Silver Lake that still shows on the tax maps as belonging to the owners. The map also indicates the actual ownership before the water level was raised.
The owners make no representation of the “underwater” lands or on the island ownership. Interested parties will need to research that to their own satisfaction.

Platted Sylvan Addition Subdivision:

Within the property tax lots are an additional 96 lots that were platted in 1908 and, according to Spokane County, are still valid lots today. The platted area is called the Sylvan Addition to Meadow Lake, Washington.

There is a combination of both high-bank and low-bank frontage on Silver Lake for beautiful home sites.

Points of Interest:

  1. Several years ago the State of Washington acquired a portion of the farm from the owner to build a rest stop. The state later closed it. However, it might be able to be acquired from the state and utilized as an additional access point into the property from the freeway.
  2. This property would have significant value from a conservation easement perspective with balanced development. 
  3. Several years ago, the government brought in a hydrologist and located significant water at the northwest corner of the property and attempted to purchase it. The owners did not sell it.
  4. There are four water alcoves on Silver Lake, plus the shoreline.


There are two existing domestic wells, both about 100 feet deep, which prove sufficient for domestic use.


The lakes hold waterfowl, but no fish except in Silver Lake. There are deer and turkeys within the property.
