All the property is zoned C2, M1 by the City of Hermiston. C2 is described as an Outlying Commercial zone and M1 is described as a Light Industrial zone. The C2 designation also allows all C1 outright uses. The outright uses permitted are included as an addition to our informational brochure, which is available upon request from our office.
Parcel A and Parcel B both have permitted accesses off of highway 395. Parcel C is adjacent to East Airport Road directly across from the entrance to the newly constructed Events Center. There is also an access road from East Airport Road to the north line of tax lot 704 through tax lot 710, which may be seen on the provided maps.
In the immediate area you will find Hermiston Foods (an agricultural processing facility), Wal-Mart Distribution Center and the newly developing Eastern Oregon Trade and Events Center, which will also include a large rodeo facility. Directly across highway 395, Ranch and Home is planning to develop a large commercial center. Major retailers in Hermiston include Wal-Mart, Home Depot, Big Lots, Sears, Auto Zone, Big 5’s Sporting Goods and Office Max. Both FedEx and UPS have freight distribution facilities nearby and Union Pacific Railroad rail yard is 2 miles away.
The area is the near perfect hub for the Northwest. Seattle, Spokane, Boise and Portland are all accessible on the Interstate highway system and are all generally close to the same distance away. The Tri-Cities is 30 minutes north of Hermiston. The property is 4.4 miles north of I-84 on highway 395. There are no major chain hotels at the I-84 – 395 interchange prior to entering this property. Hermiston’s Municipal Airport is less than a mile from the property. It services General Aviation pilots, corporate jet traffic, agricultural and cargo operations. Commercial flights are available from Pendleton and the Tri-Cities.
Hermiston is the largest city in Eastern Oregon with a 2010 population of 16,745. A more recent study showed an increase of 800 to 17,520 in 2015. In 2014 the U.S. Census estimated that there were 119,632 people actively employed within a 30-mile radius of Hermiston. Hermiston’s recent population growth is due to its proximity to large cities in the Pacific Northwest and its location along two major freeways as well as it is very accessible to ports along the Columbia River.
The climate is relatively mild with average high temperatures of 65.7 degrees and lows of 39.7 with an average annual rainfall of 8.85 inches.
